How to Improve the Value of a Mobile Home

Friday, May 6th, 2011

Many people have started to consider Mobile homes the most convenient dwelling place because everything that is inherent in the mobile home ownership gives its owners complete relief, comfortableness and satisfaction. The convenience of owning a mobile home can be perceived since the first time the mobile home purchase transaction is commenced. Mobile homes are available in various models, sizes and types of complemented amenities. All of those mobile home features are quite balanced with its price. People who want to buy a mobile home will always get a plausible pricing policy. Furthermore, the price of mobile home is considerably lower than the price of stick-built house.

Price is not the only mobile home feature that encourages people to buy it. There is another advantage that makes Factory direct mobile homes the best choice to be their dwelling place. Such advantage is their mobile home’s value. Many people have misconceived that purchasing a mobile home is not a good investment plan. They consider purchasing a mobile home as wasteful expenditure because mobile home’s value will depreciate in the course of time. Such conception is not entirely true because there is actually a strategic way to maintain the value of mobile home or even improve it. The basic economic rule has outlined that if there is high demand of certain item, there will be heightened price for the demanded item. Therefore, to have their mobile home’s value appreciate, mobile home owners should be able to make their mobile home demanded.

The first thing that they can do to make their New mobile homes demanded is by building their mobile home on a privately owned land. They also have to make sure that their land is situated near recreational area where people love to spend a day or two during their vacation in a reliable lodging facility, which may be their mobile home. By doing such fairly simple endeavor, they can get their mobile home’s value steadfastly preserved.

How To Avoid Making Your First Home Buying Experience A Nightmare

Monday, May 2nd, 2011

As the government funded support for the real estate market recovery nears the end of its scheduled existence, many first-time home buyers struggle to get their piece of the stimulus pie. With the big push for home buying going on, there are some buyers who are finding that their first-time home buying experience might not be all that it’s cracked up to be. There are a variety of ways that first time buyers can ensure that their experience is as good as they can possibly make it just by planning ahead and being a little sceptical of any claim that doesn’t have proof to back it up.

The first thing that you need to realize when you are looking at buying a home is that you probably have a finite amount of money to work with and you need to fit your expenses to your income. Unfortunately, the price tag on a listed home does not accurately describe the actual amount of money that the home will end up costing you. To have an accurate idea of how much money you have to put into the project, take the time to go to your lender and get a pre-approved mortgage. Now consider that your housing costs should be no more than one third of your monthly income. Many home buyers consider the amount that their lender says that they can borrow to be the amount that they can spend on a home without bothering to look at what they can afford to spend. The bank doesn’t know your spending habits, be responsible for knowing what costs you can actually afford.

Another good thing to keep in mind is that some of what you see in a home might not be an accurate representation of what things are like under the surface. Sellers will only disclose the negative aspects that they have to by law in most cases. Often there are repairs done to a home before it’s put on the market, like painting, which might cover up subtle signs of water damage or other problems. Hire a home inspector that you have picked out yourself to inspect the home, not one that your Realtor tells you to use so that you can be sure that there’s not conflict of interest going on.

Buying a home can be a stressful experience at the best of times; when there is a deadline that you want to be closing your sale though, that’s just an added bit of stress that you don’t need to take on. Take the time to make sure that you can afford the home that you pick, and that the home that you want isn’t going to cost you a pile of extra money when all is said and done.

Basics Of Buying Real Estate Short Sales

Monday, May 2nd, 2011

Over the last several years, short sales have received a substantial amount of attention. This type of transaction is done when the seller owes more on his or her mortgage than the value of the property. The lender essentially agrees to accept less than the balance owed as an alternative to foreclosure.

On the surface, a short sale (SS) seems attractive for all parties involved. The buyer is able to purchase a property for a price that is below market value; the seller is able to sell their home without losing it to foreclosure; the lender is able to recover a portion of the mortgage that would otherwise be lost. However, these deals are often more complex than they seem. Some require up to six months to close, and often fall through beforehand.

In this article, we’ll explain the basics of buying real estate short sales, starting with the importance of working with an experienced real estate agent. We’ll describe the process and explore some of the factors you should consider before pursuing these type of deals.

Find A Real Estate Agent With Experience

Short sales are unlike other real estate transactions. They follow a different process and require a unique set of skills. For example, your realtor will need to know how to negotiate with the selling bank or lender. Their motivations for pushing the deal through are different from those of the seller. Your agent will also need to be familiar with the follow-up process. Failing to follow-up with a single contact can wreck the sale.

The problem is, many inexperienced realtors – both on the buying and listing sides – rush into doing short sales because the market is rife with them. Their lack of experience can easily derail a transaction. Your agent should be able to determine how many listings the seller’s SS agent has closed compared to the number they have listed. If the ratio is small, that’s an indication the property is a waste of time.

Understanding The Process

As a potential SS buyer, it’s important that you’re familiar with the entire process by which the sale occurs. Let’s start with the seller.

In order for the seller to be eligible for a short sale, he or she must demonstrate a financial hardship to the lender. The seller must show an inability to pay the difference between an offered price and the balance owed.

When you make your offer, understand that the lender must approve it after the seller accepts it. If the lender rejects your offer, there is no sale. It is recommended that you show proof of a pre-approved loan to encourage the lender to move forward.

Most “normal” homes for sale are listed with the expectation that the seller will pay for home inspections, repairs, pest control, and similar expenses. This is rarely, if ever, the case with short sales. Even if you need to pay for such things out of pocket, do so. Neglecting them will expose you to major problems in the future. In fact, communicate to the lender that your offer is conditional upon your completing these things.

Factors To Consider Before Pursuing Short Sales

A common mistake among buyers is to think they’re getting a bargain simply because the owner’s list price is significantly lower than their purchase price. In reality, the seller likely overpaid. The “savings” do not represent equity.

Another misconception is that a short sale’s “bargain” list price suggests that lenders are unaware regarding a home’s value. Homes for sale usually command market prices. If you’re thinking about buying an SS and believe it is severely undervalued, there’s a good chance your market analysis is flawed.

Lastly, these type of transactions can require a lot of time – often, more than most buyers anticipate. You might need to wait six to eight weeks for a response to your initial offer. Moreover, if there are multiple mortgage companies that need to approve your offer, it will take even longer.

There are buying opportunities in the short sale market. However, finding them and finalizing a deal requires sidestepping a number of potential pitfalls.

Relocate to Dallas: High Value Real Estate, High Quality Living

Monday, May 2nd, 2011

People who decide to relocate to Dallas will be buying a home or renting a home in a major metropolitan area where real estate values have remained stable. Both the cost of living and the unemployment rate are well below the national averages.

Major Population Center in North Texas

With a population of 1,240,499 in 2009, Dallas ranks as the ninth largest city in the United States and the third largest in Texas. Although separated from neighboring Fort Worth by 32 miles, the two cities, forming the DFW Metroplex, comprise the 12th largest metro economy in the world with the fourth largest labor force in the United States.

Fort Worth has a population of 600,000 and is the 19th largest city in the nation and one of “America’s Most Livable Communities.” Whereas Fort Worth cherishes its western tradition and “Cow Town” image, Dallas fully embraces its role as a modern, 21st century, urban leader, proudly designated as one of the country’s “Most Ethnically Diverse Communities.”

Diverse Population, Stable Economy, Strong Real Estate

Together Dallas and Fort Worth form one of most vibrant and compelling population centers in the United States. The area’s healthy economy is a significant draw for young professionals and families seeking to relocate to Dallas.

The cost of living index in the city is 7.06% lower than the rest of the nation (aided in part by the fact that Texas has no state income tax.) Dallas has grown at a rate of 3.73% since 2000 with a population of 50.4% males to 49.6% females. The median age is 30.5 years.

In May 2010, unemployment in Dallas stands at roughly 8% compared to the national average of around 10%. In recent years tech industries have made strong inroads in the Metroplex. The city now has more than 233,000 tech workers, more than Austin and Houston combined, and is home to major companies including Research in Motion (the maker of BlackBerry smartphones), AT&T, Raytheon, and Lockheed Martin.

Real estate values in Dallas have weathered the recession well, remaining relatively stable with fewer of the wild price swings that have plagued other parts of the country. Currently median home prices stand at approximately 5,850, although they vary widely by neighborhoods within the city.

Anyone who is going to relocate to Dallas should work with a knowledgeable real estate professional who can apprise them of all the implications of any location in the immediate city or surrounding suburbs. Dallas is a diverse urban area providing a wide variety of choices for anyone buying or renting a home.

Education, Health Care, Culture, Access

The region is especially strong in the terms of education and health care:

- The Dallas Independent School District serves more than 160,000 students.
- Overall, the DFW Metroplex is home to 17 two-year technical/trade colleges.
- There are 7 private colleges and universities, and six public four-year colleges and universities.

In the arena of health care:

- There are more than 100 hospitals across the Metroplex with some 17,000 beds.
- These facilities are staffed by 12,800 physicians that practice in more than 175 specialties.

Culturally, the region is home to more than 25 art museums and countless galleries. There are nine museums in Dallas itself, which boasts one of the largest urban arts districts in America including 115 public works of art in the city. The Morton H. Myerson Center is the headquarters for the Dallas Symphony Orchestra and features a full calendar of events throughout the year.

Good Weather, Easy Access

For the most part relocating to Dallas means a move to a moderate climate with seasonal summer highs in July and August. During those months temperatures can and do climb above 100 degrees, but fortunately there are enough indoor attractions and activities to offset the heat. Generally late January and February are the coldest months, with some light icing occurring routinely.

Travel into the Metroplex centers on DFW International Airport, located midway between Dallas and Fort Worth. The facility ranks third in the world in the scope of its operations and seventh in terms of passenger volume.

The decision to relocate to Dallas will bring you and your family to the major population center in North Texas, a region with a growing tech-based economy, and a low cost of living counter-balanced by a high standard of living.

With low unemployment, no state income tax, excellent real estate values, and extensive educational and health care resources, the DFW Metroplex and Dallas in particular is an excellent choice for young professionals and families seeking to establish a new life in a growing, upscale, modern community.

Choosing the Most Appropriate Mobile Home Size

Monday, May 2nd, 2011

We will least likely regret if we choose one of Factory direct mobile homes as our dwelling place. The most obvious reason is because a mobile home makes our life much more flexible and convenient. If we think that the neighborhood in which we currently live is boring and uninteresting, we can move to any other places to experience refreshed and invigorated standard of living. Mobile home can also help us plan more economical regular expenditure because mobile home ownership does not necessitate us to disburse rental payment. We can also minimize our monthly housing expenditure and plan additional budget for other necessary things.

Mobile homes are available in various models and prices. The ability to choose the most appropriate one for us is very important in order to make it possible for us to gain the most benefits of owning a mobile home. To choose a mobile home, it is important that we consider several important things including the type and size of the house that we need, the amenities that we want to get and the available budget for our housing accommodation that we have prepared. The size of New mobile homes is quite various. We can choose the smallest one whose width is around 8 feet and the widest one whose width can reach 25 feet. The length of a mobile home is also quite various that it can reach as long as 100 feet.

The size of a mobile home determines the amount of rooms that it can accommodate. Small sized mobile home can only afford as many as three rooms; while bigger mobile homes can accommodate more rooms, more than one bathroom and separate pantry or laundry room. If we leave alone or with only one partner, we should consider choosing smaller yet comfortable mobile home to economize our housing budget because we are really aware that our prevalent reason of purchasing a mobile home is economization. However, if we plan to stay in the mobile home with a number of people, it is recommended that we choose bigger mobile home.

June registered a growth in the sale of new homes

Sunday, May 1st, 2011

There was a revival of the sale of new homes in the month of June 2010. This rebound came after a record low reading in the month of May. However, the growth remained sluggish. A hike of 23.6% was registered in June leading to 330,000 units after seasonal adjustments of annual rates. The sales in May were at rock bottom level of 267,000. However, a comparative study of sales from the last year same time shows that the overall sales declined by 16.7%.

In spite of this jump of 23.6%, the home sales of June were the second lowest to be registered since 1963, when the Commerce Department first began to trace the home sales. However, the sales surpassed the expectations of the economists, who expected it to be at 310,000 (seasonally adjusted annual rate).

Even though the hike was a kind of positive sign, economists argue that the housing market is still in deep problems and this evident from the low volumes of mortgage applications and low index of homebuilders’ sentiments. Well, the most surprising fact is that the mortgage applications remained low even after the rates of mortgages are at the lowest levels ever in the history of America. This is because of the fact that the homebuyers are now pessimistic and no one wants to see their investments getting undervalued over time.

Data became incredibly interesting when it was found that the home sales skyrocketed in March and April and then plunged down by 40% in the month of May. The reason for this was the homebuyers’ tax incentive of ,000, which was provided by the Federal government who signed on agreements for new houses before April 30th. With the end of the incentive, the rush subsided and home sales declined!

The expiration of the tax credit will leave its effects for several months and then the housing market will eventually start recovering but the pace will be that of a snail. The reasons why the housing market will not recover in leaps and bounds is that the economy is facing strict lending practices, increasing delinquency and foreclosures and high unemployment.

Since the foreclosures are increasing, the prospective homebuyers have a bright opportunity to get preoccupied properties at discounted prices as the lenders will try to get rid of their repossessed properties by offering low prices. So, if you want to buy or invest in foreclosures, the best and most up to date foreclosure listings can be found on ForeclosureDataBank.com.
